First, it’s important to clarify that NRA, National Rental Number, Single Digital Window, and National Rental Register are different names for the same concept: a mandatory register implemented in Spain on July 1st.

This register is required for both tourist rentals and seasonal/temporary rentals if you want to advertise on digital platforms.

Spain is the first country in the EU to implement this system, aiming to centralize all short-term rentals and improve control.

However, although a national register has been created, regional registers still exist — resulting in excessive bureaucracy for legalizing tourist rentals.

Types of Rental Registration in the National Rental Register (NRA)

There are several registration categories depending on the type of activity. These are the main ones:

  1. Tourist Rental (Tourist Accommodation NRA)
  2. Seasonal Rental (Temporary Rental NRA)
  3. Tourist Digital Platforms (NRA Digital Platforms)

1. NRA Registration Number for Tourist Rentals

One of the services we handle most frequently is tourist rental registration. It is mandatory for all properties engaging in this activity.

To register, you must already have a tourist license.
It’s important to highlight that the NRA does NOT replace the tourist license, it complements it.

You will keep your tourist license and, additionally, receive your NRA number, which is required to publish your property on vacation rental platforms.

2. NRA Number for Seasonal / Temporary Rentals

Just like tourist rentals, seasonal rentals (e.g., rentals under one year or student rentals) must also obtain an NRA number.

3. Digital Platforms NRA or Micro-Platforms

These are all websites where guests can book and pay for tourist or seasonal stays instantly.

Examples: Airbnb, Booking.com, etc.

Platforms with more than 4,250 monthly listings in the EU are considered digital platforms; otherwise, they are micro-platforms.

Obligations of Tourist Digital Platforms

  • Facilitate the inclusion of the NRA Registration Number in listings.
  • Display the NRA Number clearly and prominently.
  • Report monthly activity records to the Single Digital Window via machine-to-machine integration.
  • Provide tools to remove non-compliant listings.
  • Perform random and periodic checks, using the Single Digital Window for verification.

Obligations of Digital Micro-Platforms

  • Mandatory adhesion.
  • Allow landlords to include the NRA Number in listings.
  • Display the NRA Number clearly.
  • Report activity quarterly, either manually or automatically.
  • Remove non-compliant listings.
  • Perform random periodic checks through the Single Digital Window.

How to Register Through the Single Digital Window

Registration must be done at the Property Registry, providing a declaration and several documents.

  • “Nota simple”
  • Cadastral reference
  • Full-property or room-by-room rental
  • Tourist license (for tourist rentals)
  • ID copy
  • Number of rooms

Can Tourist and Seasonal Rentals Be Combined in the NRA?

Yes, you can register both rental types for the same property.

Requirements for the National Register of Tourist Housing

  • The applicant must have a digital certificate.
  • The tourist license holder must be the authorized operator.
  • The NRA applicant must be the property owner.
  • The tourist license must include a CSV code.
  • After April 3rd, 2025, the tourist license must have approval from the community of owners.
  • Protected housing (VPO) cannot be used for tourist rentals unless officially declassified

Current Problems with Tourist Rental NRA Registration

  • Online registration requires being a subscribed user of the Property Registry — individuals cannot do it.

  • No coordination with Tourism Departments, yet they act as tourism police → delays and unnecessary documents.
  • The applicant must be the property owner AND match the tourist license holder.

Community of Owners and the NRA Tourist Rental Register

The Property Registry pays special attention to homeowners’ regulations:

  • For tourist licenses issued after April 2025, community approval is mandatory.
  • For licenses issued before that date, approval cannot be denied.
  • For licenses before 2018, no approval is required.

Changing Ownership in the NRA

Ownership changes do not exist as such because the NRA is always tied to the property owner.

When the property is sold, the registration automatically transfers.

How Often Must the NRA Be Renewed?

Once assigned, the NRA number does not expire and does not require renewal.

However, every year landlords must submit an informative form to the Ministry of Housing describing rental activity.
