Requirements and Recommendations After Obtaining the Tourist License: What to Do Now

Having a tourist license does not mean that your property is completely legal. This is just the beginning. Now you must comply with a series of requirements to rent your property legally. We explain it to you below.

By law, each traveler staying in your tourist property must be reported to the public administration.

There is a national system in which you must register and submit the required data.

Some of the data to provide includes:

• Full name and ID
• Document number
• Landline, mobile, or email

Some autonomous communities, like Valencia, require the property to have an evacuation plan or emergency instructions.

We recommend all properties have one in case of any incident.

Other City Council Permits for Tourist Properties

Some city councils impose additional requirements beyond what Tourism or other municipalities require.

For example, in Alicante, it is mandatory to obtain a “non-harmful activity” license to rent a property for tourism. In Valencia, it is necessary to change the property’s use to “tourist property.”

Therefore, it is essential to review your city council’s regulations, as they can sometimes be more important than the tourist license itself!

Air Conditioning for Airbnb License

Another factor to consider is having at least one air conditioning unit or an equivalent system in the living room. A ceiling fan is not sufficient, but a portable air conditioner may be accepted if it has enough capacity to properly cool the space.

This requirement is relatively recent in the Valencian Community. Although it does not affect the license procedure, it is important to ensure the property has an adequate cooling system to avoid issues with guests.

Currently, the regulation does not specify exact criteria for air conditioning. We are in contact with the administration to clarify it and will inform you as soon as we have updates. In any case, the unit should guarantee effective cooling of the living room.

As we are in the 21st century, it is logical that every tourist property has internet.

Voltage Indicators for Tourist Properties

It is also mandatory to display in a visible place the emergency numbers and a contact phone number for the property to handle any incidents.

This notice must be in Spanish and English and include the number 112, as well as the phone numbers of the police, the nearest hospital, and other relevant emergency services

Voltage Indicators for Tourist Accommodation

To ensure guest safety and avoid damage to electronic devices, it is recommended to place voltage indicators on the property’s outlets.

In Spain, the electrical system operates at 230V and 50Hz, mainly using Type F outlets, compatible with Type C. Some travelers may not be aware of this, as other countries operate differently, and plugged devices may be damaged or affect the property’s system.

Voltage indicators can be placed in two ways:

✅ On each outlet: Stickers or labels near the connection points.

✅ General indication: An informative sign in a visible area, such as the entrance or a common area.

✅ Clear information, including:
🔌 Voltage: 230V
⚡ Frequency: 50Hz
🔌 Plug type: Type F (compatible with Type C)
